1. What are the benefits for living at Ironwood?
In addition to offering tenants a number of amenities, Ironwood has established partnerships to offer cost saving benefits such as discounts from 76 gas station, Blas Insurance, and Marianas Cable Vision.

2. Are you rent-to-own?
Ironwood is solely a rental community. Currently, the homes at Ironwood are not on the market but may possibly be available for purchase at a later time.

3. Can anyone live at Ironwood?
There are certain eligibility requirements that are based on household size and income. For instance, a family of 6 is qualified if their total annual income is equal to or less than $43,860.

4. If I am income eligible when I move in, will I have to move out if my income increases at a later time?
At the time of move in, the household needs to be income certified. An increase in household income subsequently does not affect a tenant’s ability to remain at Ironwood.

5. Do you accept section 8 vouchers?
Yes, we welcome section 8 voucher holders. However, certain conditions do apply. Please feel free to contact any one of our leasing agents.

6. Does Ironwood screen their tenants?
We value the importance of providing all residents with a safe and secure community.  In order to uphold those standards we do request to see a valid I.D and police and court clearance.

7. What income verification forms are needed?

Prior to final approval, income must be verified.  The Ironwood staff will work with the applicant and their employer to manage this process as efficiently as possible.

8. Are we allowed to have parties?
At Ironwood, we understand that BBQ’s and parties are a natural way of life on Guam. Gatherings can be held at the home or the community centers however, residents are responsible for clean-up and monitoring the actions of household members as well as their guests.

9. Will I have to pay for trash collection?
Another amenity of living at Ironwood is that all trash collection is available free of charge.

10. Am I responsible for maintaining my lawn?
No, all landscaping will be maintained by Ironwood.

11. Can we have pets?
There are many children at play throughout the day and we do prohibit pets as a precautionary measure
